341 New Homes Planned in Proposed Fleetwood Golf Course Community

The residential community in Surrey’s Fleetwood could get quite a bit bigger, even if it means a popular public golf course would get smaller in the process. Vancouver-based developer Anthem Properties has proposed a 341 unit medium-density development to be built upon the north side of Eaglequest’s Coyote Creek golf course in Fleetwood.

The development plans currently call for 341 residential units, including 231 townhomes, 48 duplexes and 62 apartments. An amenity centre and 4,000 square feet of “neighbourhood-focused retail” would also be included upon the site. To make room, Coyote Creek would have to shrink to a 12 hole or 9 hole course.

Demand for Fleetwood real estate is at sky-high levels, so those looking for new homes for sale would welcome the opportunity to live in one of Surrey’s most scenic and beloved neighbourhoods. Anthem is currently revising their plans based on public feedback and input from the City of Surrey. They are expected to present a formal proposal to city council within the next few months.

Anthem Working on a “Very Pretty” Development Zoned for Multi-Family Fleetwood Real Estate

Current residents of Fleetwood are highly concerned about the potential for a new development to inhibit their current scenic views as well as the reputation Surrey has as the “City of Parks.” In response, Anthem promises that within the proposed 24 acre site, “a third of that site, almost eight acres, is going to be public use.”

This public space will include green space, publicly accessible pathways, and a pond. A 33-metre wide strip of greenspace will also provide a border between the new development and the existing development of Sequoia Ridge, a gated townhome community. A trail crossing through this space will provide space for “walking and running and bike riding.”

In addition, Anthem intends to preserve all of the established, mature trees growing throughout the green space, with a representative adding that the proposal includes plans for  “planting way, way more.”

The new homes will overlook these green areas, and they will still have views of the revised Coyote Creek golf course. Combined with the amenity centre and retail space, Anthem envisions a community with walkable access to retail needs, restaurants and more in addition to plenty of space for outdoor recreational activities.

New Community Plans Include Ways to Improve Traffic Flow

One of the biggest concerns of residents is that a new 341-unit community will add to congestion in the Fleetwood area. Anticipating the increased traffic, Anthem’s plans include proposals to add new connecting roads, such as possibly extending Surrey’s 77th Street to the main 152nd Street thoroughfare.

As the public and city provide even more input, Anthem can collaborate to determine a design that just might improve traffic flow and the infrastructure flanking the busy 152nd Street. The final proposal will be subject to both a public comment period and council input, introducing revisions until a final draft is approved.
